Scope of Services
LAAWSUN provides property management and real estate services including:
- Tenant sourcing, screening, and leasing.
- Rent collection and financial reporting.
- Property maintenance and repairs.
- Assistance with property sales, purchase, and advisory services.
- Legal and documentation support.
All services are subject to availability and may vary depending on property type, location, and client requirements.
Client Obligations
- Provide accurate and complete information regarding the property.
- Ensure legal ownership and clear title of the property.
- Inform LAAWSUN of any changes affecting the property or tenancy.
- Provide timely access to the property for inspections, maintenance, or viewings.
Fees and Payment
- Fees for property management and real estate services will be agreed upon in writing prior to commencement.
- Rental collection or sales commissions will be charged as per the signed agreement.
- Payments must be made within the stipulated timeline; delayed payments may attract interest or suspension of services.
- Any additonal services provided would come with the professional fee which would be notified in advance
Tenancy and Rent
- LAAWSUN ensures rent is collected on time; however, actual payment depends on tenant compliance.
- While we strive to maintain 100% on-time rent, LAAWSUN is not liable for tenant defaults beyond our reasonable control.
- Tenant agreements, security deposits, and renewals are managed according to prevailing laws and regulations.
Maintenance and Repairs
- Routine inspections and maintenance are carried out as per schedule.
- Costs for repairs or improvements will be communicated and approved by the owner before execution unless otherwise agreed.
Property Sales and Advisory Services
- All property sales and advisory recommendations are provided based on available market information.
- LAAWSUN does not guarantee the future appreciation or sale price of a property.
- Final decisions regarding purchase, sale, or investment rest solely with the client.
Liability and Indemnity
⦁ LAAWSUN is not responsible for losses arising from force majeure, tenant defaults, or legal disputes outside our control.
⦁ Clients agree to indemnify and hold LAAWSUN harmless from claims, damages, or costs arising from misrepresentation or non-disclosure of property information.
Termination
⦁ Either party may terminate the agreement with written notice as per the terms of the signed contract.
⦁ Upon termination, any pending fees, rentals, or dues must be settled promptly.
Governing Law and Jurisdiction
⦁ These Terms are governed by the laws of India.
⦁ Any disputes arising under these Terms will be subject to the exclusive jurisdiction of the courts in [City/State-Bangalore, Karnataka].
Amendments
⦁ LAAWSUN reserves the right to amend these Terms at any time.
⦁ Clients will be notified of any material changes, which will become effective upon posting on the website or direct communication.
