Scope of Services
- Tenant sourcing, verification, and rental management
- Property maintenance and repairs
- Rent collection and accounting support
- Regular property inspections
- Legal and compliance assistance related to tenancy
Client Responsibilities
- Provide accurate property details and legal ownership documents
- Ensure property is legally compliant for lease, rental, or management.
- Notify the Company of any changes in ownership or restrictions.
- Cooperate with the Company for tenant onboarding, documentation, and inspections.
Fees & Payments
- The Company will act as an intermediary between Client and tenants.
- Final decision on tenant selection rests with the Client unless otherwise authorized.
- Rent collected will be transferred to the Client.
- There will be a management fee on repair and maintenance as the case may be.
- There will be annual fixed onboarding charges.
Maintenance & Repairs
- Routine maintenance may be carried out by the Company within a pre-approved budget.
- Major repairs will be undertaken only with Client approval.
- All expenses shall be documented and invoiced.
Limitation of Liability
- The Company is not liable for any indirect, incidental, or consequential losses.
- The Company will not be responsible for damages arising from tenant behavior, natural calamities, or force majeure events.
Termination of Services
- Either party may terminate the agreement with 90 days written notice.
- Outstanding dues must be cleared before termination.
- Upon termination, possession of property documents, keys would be handed over.
Confidentiality
All client and property information will be treated with strict confidentiality and will not be shared with third parties, except as required by law.
Governing Law & Jurisdiction
These Terms shall be governed by and construed in accordance with the laws . Any disputes shall be subject to the exclusive jurisdiction of the courts in Bangalore, Karnataka
